This Single Room Water Underfloor Heating System is a complete, ready-to-install wet UFH kit for a single room or zone, covering 13.5m² to 27m² depending on pipe centres. It is designed to connect directly to an existing radiator circuit, making it a straightforward way to add underfloor heating to one room without altering the rest of your heating system.
The kit is supplied with an A-rated Grundfos circulation pump and single-zone thermostatic mixing valve, 135m of 16mm 5-layer multilayer (PERT-AL-PERT) pipe with an oxygen barrier, and every clip, connector and tool needed to lay, connect and commission the system. This is the pipework, pump and mixing valve kit only — no thermostat is included.

Coverage Depends on Pipe Spacing
Coverage varies with pipe centre spacing: 13.5m² at 150mm centres for conservatories or rooms with higher heat loss; 18m² at the standard 200mm centres for typical living spaces; and up to 27m² at 300mm centres where the floor is providing background heat alongside your radiators. Maximum pipe loop length is 100 linear metres, including the run to and from the mixing valve unit.
Recommended Thermostat (Not Included)
This kit does not include a room thermostat, so you will need to add one to control the single zone. For a simple wired setup like this, we recommend a wired, dial or programmable room thermostat rated for water underfloor heating rather than a battery or app-only electric-UFH model. Suitable options include the IMI Heatmiser DS1 or Heatmiser Slimline, the Engo E901, a Honeywell wired room thermostat, or a Salus wired or programmable thermostat. If you would like app or scheduling control, look for a Wi-Fi enabled model within these same ranges rather than a basic dial thermostat.
A-Rated Grundfos Pump & Mixing Valve
A pre-assembled Grundfos circulation pump paired with a single-zone thermostatic mixing valve, blending flow water down to a safe underfloor temperature (typically 35–55°C) regardless of your radiator circuit's flow temperature.
5-Layer Multilayer Pipe with Oxygen Barrier
135m of 16mm PERT-AL-PERT pipe with an aluminium core and oxygen barrier layer, giving excellent heat transfer, a permanent bend memory, and protection against oxygen ingress into the heating system.
Direct Radiator Circuit Connection
Designed to tee into an existing radiator flow and return, so you can add underfloor heating to a single room — such as a kitchen, bathroom, or extension — without needing a separate primary circuit from the boiler.
Complete Fixing & Insulation Kit
100 pipe fixing clips and 50m of edge insulation are included to secure pipework directly to floor insulation and isolate the screed edge from surrounding walls.
Full Installation Toolkit
A dedicated pipe cutter and pipe reaming tool are supplied so pipe ends can be cut square and chamfered correctly before connection, protecting the connector seals from damage.
Heat Source Flexibility
Compatible with gas and oil boiler radiator circuits, and other central heating systems, with the mixing valve protecting the floor from excess flow temperatures.

What is included in this kit, and is a thermostat supplied?
The kit includes the A-rated Grundfos pump and single-zone thermostatic mixing valve, ~135m of 16mm 5-layer multilayer pipe, 100 fixing clips, 50m of edge insulation, a pipe cutter and reaming tool, and all flow/return connectors and fittings. No thermostat is included — see our recommended thermostat options above for a suitable wired control to complete the system.
How is the coverage area calculated, and which figure should I use?
Coverage depends on how closely the pipe is spaced. At the tighter 150mm centres this kit covers ~13.5m², suitable for rooms with higher heat loss such as conservatories or bathrooms. At the standard 200mm centres it covers ~18m², appropriate for most living spaces. At the wider 300mm centres it can extend to ~27m² where the underfloor heating is providing background warmth alongside your existing radiators.
Can this system replace a radiator entirely, or does it need to stay connected to one?
This kit is designed to connect into your existing radiator flow and return pipework, using your boiler as the heat source. It can be plumbed in place of a radiator you are removing from that room, or run as a branch alongside radiators elsewhere in the property — either way, it relies on your existing central heating system rather than an independent primary circuit.
Which thermostat should I choose for this kit?
Since this is a single-zone system, a wired room thermostat designed for water underfloor heating is the simplest and most reliable choice. We'd suggest looking at the IMI Heatmiser, Engo Controls, Honeywell, or Salus ranges linked above — a basic dial or digital programmable model is sufficient for most single-room installations, while a Wi-Fi enabled model from the same ranges adds app control and scheduling if you'd like it.
What pipe spacing should I use for my room?
As a guide, 200mm centre-to-centre spacing suits most well-insulated modern properties with a radiator flow temperature of at least 50°C. Rooms with higher glazing content, poorer insulation, or lower flow temperatures may need closer 150mm spacing to achieve the same output. If you are unsure which spacing suits your room, our design team can help confirm the right layout before you install.
Do I need to add anything else to complete the installation?
This kit provides the pump, mixing valve, pipe, fixings and installation tools needed to lay and connect the underfloor heating loop. You will also need a room thermostat (not included, see our recommendations above) and suitable floor insulation to fix the pipe to before screeding.
